Lot 42
I was under the impression that when you buy a condo, that you don't actually get "land" per say ... more like just the house on top so it's kind of "not-real" real estate. However, I am mistaken I think, or at least at bit mistaken in California. (unless, I don't really understand stuff, which could well be the case)
So a quick update on the house situation, this week was packed: we had the inspection on Monday, crazy bank stuff on Tues and Wed. A plethora a papers and paperwork come in on Wed and Thursday, AND the appraisal results on Friday.
The inspection went very well, there were some small issues but nothing major. The biggest thing was that our inspector thought our furnace might have been on recall, but the model and serial number checked out, so we only have some small things to take care of to make our little house A-O-K.
Getting papers together for the bank proved to be pretty stressful for me. I literally had to go through 10 years of paperwork, pulling out this, that and the other thing to prove that I am me. That my business is me, that my money all belongs to me (since our whole down payment came from Canada). I knew that that situation would be a bit tricky, and i am VERY thankful to have that part OVER!
We got the loan package (just copies) from the bank and also a BUNCH of papers from Escrow (which in the states is sort of the middle man between us and the rest of the world when it comes to your property). And included in the package, was the title and deed information for the land as well as Lawyer documents pertaining to any liens etc. on our property. I found the title and deed information particular interesting. I don't know if the laws are the same in Canada, but here, I guess when you purchase real estate, you get copies of every single transaction that was legally binding to the property you are acquiring since it was, well just a little chunk of land.
So, our little chunk of California is officially Lot 42 of Carlsbad tract No. 82-8. We have the paperwork that traces it from it's initial ... "chunking" from the water company in 1930, to it's lot, 1958, to it's selling into "condo-ship" in 1983, and onward. Our little chunk seems to not have been owned by many people ... so I'm kind of excited that soon, God willing, little chunk will be ours =)
The results of the appraisal came in Friday morning, right on par with what we offered, so the deal, as far as the bank is concerned, is done. I don't feel totally relaxed about it yet though, as we are still waiting the actual condo documentation that has the Reserve Study and bylaws and other condo things, which we need to approve before the deal is set.
But all is now in our court. The "uncontrollable" variables are taken care of =)
And that is a good thing! I will keep you posted on further stuff as it happens. We are scheduled to be finished escrow May 30th, if nothing gets in the way ;)
